ABOUT THE PROPERTY

The award winning Madre Tierra Resort and Spa in Vilcabamba Ecuador is for sale. Due to a change in our ownership structure we are finding that a sale may be the most simple way to satisfy all of our individual objectives. This is an owner operated “going concern” located in the popular Valley of Longevity in Vilcabamba Ecuador. Our valley is home to the Instituto Nacional de Investigaciones Gerontológicas (INIGER) which attracts a lot of international and Ecuadorian travelers who are interested in why people have had a long life expectancy here. The valley also boasts the highest per capita concentration of English speaking expats in Ecuador making it easy to relocate to this ideal climate for retirement or raising a family. During our 4.5 year ownership we have taken Madre Tierra to higher levels of quality guest experiences and facility improvement. Most components of our infrastructure are up to western standards and we continue to invest daily advancing this objective. Occupancy rate is increasing every month including strong restaurant traffic. Additionally for sale is up to 40 acres of farm and developable land directly across from the entrance of the hotel. We are currently growing some of our food in our organic garden there. Long known as a place where folks are healthier, living well beyond 100 years of age, the area is becoming known as a place where “Years are added to your life and life is added to your years.”

 

MT consists of nearly 5 acres of land with 20 guest rooms that can accommodate up to 60 guests in 41 various sized beds from a couple of bunk beds and a double in one family room to a king size in our Owner’s Suite. Current rental rates range from $19 per night for our most economical single to $89 for a double occupancy in our Suite. Most of the income comes from the rental of our 7 Superior rooms which is where we have focused our marketing and improvements.

 

Staff or volunteer housing in non hotel rooms for two to four people is currently complete/functional including a staff kitchen. We have one more partially finished unit under construction.

 

We have recently doubled our on site water storage capacity which is serviced from a well on the farm. Additional water sources include an irrigation canal and public water from the municipality of San Pedro de Vilcabamba. Both of these sources are fed from the extremely clean mountain river that flows through San Pedro.

 

The land value this close to the pueblo is approximately $260,000 by itself. In addition we have over 1700 square meters of finished improvements (buildings and patios) on site with more being added every month. Our newest significant improvement is a cobblestone parking lot with 3 meter (10 feet) high river rock and cement wall. The Resort is fully furnished and includes most of the tools you would need for ongoing maintenance and repairs. We are one of the few properties in the area that have a backup generator with transfer switch available for infrequent power interruptions.

The newly renovated Spa is relatively undeveloped and offers the potential for huge financial gains and guest benefit. The gross income to the entire operation could be more than doubled by developing the spa and related services.

 

Our restaurant has maintained and gained a reputation for quality, healthy, non processed meals utilizing local ingredients lovingly prepared by our local staff. Resort guests and invited locals enjoy our simple but tasty menu.

MT is also a Conference Center and Retreat destination. We have a facility dedicated to this end which is ideal for groups from small to 100. It is possible to seat 150 or more however our initial success has been with groups of 30 or less. Equipped with a stage and a “floating” dance floor the conference center is a very versatile space. Yoga and wellness retreats are extremely well suited to this space and environment. Here again, gross income could be enhanced substantially by developing the conference/retreat side of this opportunity.

MT is a great place to live! While the local, national and international public would mourn a closure of the resort and spa, the location is ideal for a family or community residence. Our secure location within walking distance of Vilcabamba is removed from the action of the pueblo yet offers the possibility of convenient community involvement.

 

MT is an ideal destination for an alternative health facility, clinic, retirement community, residential development or wellness center. With the option of acquiring up to 13,500 square meters of land directly across from the front gate the potential for expansion is significant. This land is currently utilized for a garden and greenhouse. Additional land is available as well.

Current management is semi retiring to the area and is willing and will be available to consult or manage. Our intention is to provide an orderly, profitable transition, subject to mutually agreeable terms/conditions.
